If you own a home in the South Bay, are considering buying here, or simply want to know what the local real estate market is doing, July's numbers offer an important reminder: there is no single “South Bay housing market.”
From Manhattan Beach and Hermosa Beach to Palos Verdes, Torrance, Redondo Beach, and San Pedro, home prices and sales activity varied considerably in July 2026.
Manhattan Beach recorded a median sale price above $4 million, while Torrance led the markets we tracked in total homes sold. But neither statistic tells the whole story on its own.
Here's a closer look at the July 2026 South Bay real estate market and what the latest numbers may mean for local homeowners, buyers, and sellers.
We tracked eight local markets across the Beach Cities, Palos Verdes Peninsula, Torrance, and San Pedro.

Manhattan Beach recorded the highest median sale price among the South Bay communities we tracked in July at approximately $4.19 million, with 115 homes sold.
For homeowners, it's important to remember that the Manhattan Beach median is a benchmark, not an estimate of what every home in the city is worth.
Values can vary substantially between the Sand Section, Tree Section, Hill Section, East Manhattan Beach, and other pockets of the city. Lot size, ocean views, walkability, condition, age, and proximity to the beach can all have a significant impact on an individual property's value.
The Palos Verdes Estates housing market recorded a median sale price of approximately $2.59 million in July, with 199 homes sold according to Movoto's market-wide reporting.
Like Manhattan Beach, broad citywide statistics only go so far in Palos Verdes Estates.
Malaga Cove, Lunada Bay, Montemalaga, Valmonte, and other neighborhoods offer very different properties, lot sizes, architectural styles, and views. Two homes located only a short distance apart can command considerably different prices.
That's why homeowners shouldn't use a citywide median as a substitute for a property-specific valuation.
Hermosa Beach's July median sale price was approximately $1.99 million, with 58 homes sold.
As one of the South Bay's smaller coastal markets, Hermosa Beach is a good example of why monthly statistics need context.
The mix of properties that happens to sell during a particular month can influence the median considerably. Beach proximity, ocean views, lot size, and whether a property is located in the Sand Section, Hermosa Valley, or East Hermosa can create substantial differences in value.
Rancho Palos Verdes also recorded a median sale price of approximately $1.99 million in July, alongside 191 reported sales.
RPV encompasses a particularly diverse range of housing. Neighborhood, views, lot size, condition, and proximity to the coastline can result in very different valuations throughout the city.
For homeowners, the citywide median provides useful context, but comparable sales within the immediate neighborhood generally tell a much more relevant story.
Redondo Beach recorded a $1.55 million median sale price and 249 homes sold in July.
Those numbers also demonstrate why understanding the specific neighborhood matters.
North Redondo and South Redondo contain distinctly different housing stock, lot configurations, locations, and price points. A citywide Redondo Beach statistic therefore provides a helpful starting point, but it doesn't necessarily describe what is happening within an individual neighborhood.
Rolling Hills Estates recorded a median sale price of approximately $1.39 million in July, with 130 homes sold according to Movoto's reporting.
Monthly median prices can be especially sensitive to the mix of properties sold in smaller markets. A greater concentration of lower- or higher-priced transactions in a particular month can move the median without necessarily indicating an equivalent change in the value of every home in the community.
Among the markets included in our July report, Torrance recorded the greatest sales volume, with 358 homes sold and a median sale price of approximately $924,000.
Does that mean Torrance was automatically the “hottest” South Bay market in July?
Not necessarily.
Torrance is a much larger and more diverse housing market than communities such as Hermosa Beach or Palos Verdes Estates. More transactions can simply reflect a larger housing supply and population.
This is why sales volume should always be interpreted alongside other market information rather than viewed as a standalone measure of demand.
San Pedro recorded a median sale price of approximately $854,000 in July, with 216 homes sold.
San Pedro also contains a wide variety of neighborhoods and housing types, making the citywide median most useful as a broad benchmark.
Property characteristics, condition, views, location, and neighborhood-level comparable sales remain critical when determining what an individual property may be worth.
Looking across all eight markets reveals several important lessons.
The difference between a $4.19 million median in Manhattan Beach and a $924,000 median in Torrance illustrates just how hyperlocal Southern California real estate can be.
Even within individual cities, conditions can vary considerably from one neighborhood and price point to another.
That means a national headline about “the housing market” may have relatively little to do with what's happening on your street.
Torrance recorded considerably more transactions than Manhattan Beach or Hermosa Beach in July, but comparing raw sales totals doesn't account for differences in the size of each housing market.
Sales activity is valuable information, but it needs context.
This may be the most important takeaway for South Bay homeowners.
If your city's median sale price rises or falls from one month to the next, that does not mean your individual home's value changed by the same percentage.
Median prices are affected by the specific properties that sold during the reporting period.

A local market statistic provides context. A property-specific analysis provides a much better picture of value.
July gives us a useful look at current South Bay real estate activity, but one month of statistics should never be treated as proof that an entire market is rising, falling, heating up, or slowing down.
The bigger story becomes clearer when we track these same markets consistently over time.

There isn't a universal answer.
The right decision depends on your specific location, property, financial situation, goals, and timeline.
A seller in Manhattan Beach may be navigating very different conditions from a homeowner in Rancho Palos Verdes. Likewise, someone searching for a home in Redondo Beach may encounter a completely different price point and selection of properties than someone looking in Palos Verdes Estates.
Understanding your specific market is far more useful than trying to time “the market” as a whole.
Citywide market reports are a useful place to start, but they aren't designed to value an individual property.
